Cassie from Guild Mortgage found the answer (from their best processor) on the FHA and VA appraisals ordered on a property and the deal falling through issue discussed at the office meeting:
Both loan programs FHA and VA the appraisal stays with the property for only 120 days. After this time it expires.
We may not or any other bank may not necessarily get to use the FHA appraisal if the other lender, of the fallen deal, does not release it. The VA appraisal, however, goes straight into the VA portal and they do release it if asked by another company.
For example on FHA; A property at 123 Main Street had an appraisal done for FHA lending thru bank ABC Mortgage. The appraisal comes in lower than sells price and buyer walks away. Another FHA buyer comes along within the 120 days and when the appraisal gets ordered by their bank XYZ Mortgage they see a case number. At this time XYZ Mortgage requests to get the full appraisal report from ABC Mortgage but if they do not give it then a whole new appraisal is ordered.
