Below are three important items and forms to review and use. All of these were created because of problems we've had -- some recently:
1. "Sight Unseen" Property Hold Harmless
This is specifically to be used with clients that want to go under contract without seeing the property.
2. Notice to Buyer/Seller Clients Regarding Multiple Offers
These are the NAR guidelines for agents on dealing with multiple offers. This is a great form to share with our clients on either side when in a multiple offer situation.
3. Notice re: Non-Representation
This form is specifically for when a party to a transaction in which we are involved does NOT want representation (and we represent the other side). This is happening more and more often. We need to get the other side to sign something stating that we've explained the IABS so we are not held responsible if there is a lawsuit or complaint.
